Bookings and payment
A booking is confirmed only when we issue a written confirmation with a reservation number. Rates are per room per night and vary by season, occupancy and demand. Applicable GST and local levies are charged in addition unless stated otherwise. An advance deposit is required to hold a reservation.
Cancellation
Direct bookings carry free cancellation up to 72 hours before arrival, outside blackout dates. Cancellations inside that window, and no-shows, may be charged for the first night or the whole stay depending on the rate booked. Peak dates, festival periods and long weekends may carry stricter terms, stated on your confirmation.
Group bookings of five rooms or more, wedding contracts and full buy-outs follow separate cancellation and payment schedules agreed in writing.
Check-in and check-out
Check-in is from 2:00 PM and check-out by 11:00 AM. Early check-in and late check-out are offered free where occupancy allows, at the discretion of the front desk. Guests must present valid government-issued photo identification at check-in, as required by law. Foreign nationals must present a passport and valid visa.
House rules
- Pets are not permitted, as the property shares a boundary with protected forest.
- Feeding wildlife, including langurs and birds, is not permitted anywhere on the property.
- Outside food and beverage may not be brought into public areas without prior arrangement.
- Amplified sound in open areas is subject to local regulation and must stop at the time specified in your event contract.
- Children must be supervised at the pool and in the play area at all times. There is no lifeguard on duty.
- Smoking is not permitted in rooms or indoor public areas.
Safari bookings
Safari permits are issued by the Uttarakhand forest department, not by the resort. We book on your behalf as a service and cannot guarantee availability, zone allocation or any wildlife sighting. Permit fees, jeep charges and guide fees are set by the department and its registered operators and are non-refundable once issued. Identification details submitted for permits must match the documents carried on the day.
Liability
Guests are responsible for their personal belongings. The resort is not liable for loss or damage to valuables not deposited for safekeeping. Use of the pool, gym, play area and outdoor activities is at the guest's own risk. The resort is not liable for delays or disruptions arising from weather, road conditions, forest department closures, or other events outside its reasonable control.
Governing law
These terms are governed by the laws of India, with jurisdiction in the courts of Nainital district, Uttarakhand.
